Assumptions used
Calculations are temporarily unavailable while the dated property-tax configurations are reviewed. Use the official authority guidance linked below.
How the calculation works
The calculator treats the deposit, property tax and other one-off costs as separate cash requirements. Property tax comes from the same dated SDLT or LTT engine used on the jurisdiction-specific calculator pages.
other costs = sum of every editable cost line
cash required = deposit + property tax + other costs
cash remaining = savings − cash required
mortgage required = price − deposit

This worked example is unavailable until the dated property-tax configurations complete review.
What to replace or add
This is a planning checklist, not a quotation. Replace every example with evidence that matches the property, lender and transaction.
- Mortgage repayments, utilities, service charges and ongoing insurance are excluded.
- Specialist surveys, leasehold charges and gifted-deposit work can add costs.
- Tax relief eligibility and complex transactions need authority guidance or advice.
- No local fee is inferred from a postcode.
Sources and change log
The property-tax component uses dated configurations checked on 2026-08-20 against HMRC’s England SDLT rates and the Welsh Revenue Authority LTT rates.
Questions people ask
Are the starting fees typical prices?
No. They are editable examples that make the calculation structure visible. Replace each one with a quote or your own allowance.
Does the deposit include property tax?
No. The deposit goes toward the property price. The calculator shows property tax and other one-off costs separately.
Can I use it for both England and Wales?
Yes. Select the jurisdiction to keep SDLT and LTT logically separate, then choose the rate scenario to estimate.
