EPC improvement planner

Copy scores from an existing domestic EPC and turn recorded or possible improvements into a structured discussion list. This planner does not calculate a new EPC rating, cost, saving or payback.

Your EPC context

Copy current and potential scores from a domestic EPC, then select recorded or possible improvements to prepare questions.

The number beside the current rating.

The potential number shown on the EPC.

Used only to tailor planning questions.

Copy the approximate total floor area if available.

Used to frame heating-system questions, not calculate savings.

Improvements to discuss

Select items recorded on the EPC or ideas you want an assessor or installer to check.

Important: This is not an EPC assessment, building-condition survey, safety assessment, specification or installer quote.

Important: EPC scores use standardised assumptions and may not match the household’s actual energy use or bills.

Selected discussion list

Fabric

Loft or roof insulation

Check the EPC recommendation and the roof construction, access, existing insulation and ventilation.

Heating

Heating controls

Check controls against the existing heating system and how the home is occupied.

Questions for an assessor or installer

  1. What insulation is already present and can it be evidenced?
  2. How will roof-space ventilation and moisture risks be managed?
  3. Are time, temperature and zone controls compatible with the system?
  4. Who will commission and explain the controls?

Calculation epc-improvement-planner@1.0.0. No cost, saving, payback or revised EPC score is generated.

Assumptions used

  • Scores are copied manually from an existing domestic EPC for England or Wales.
  • The potential score is contextual information from that EPC, not a score calculated by this planner.
  • Selected improvements do not change the displayed score because only an accredited assessment can produce an EPC.
  • No installation cost, saving or payback is calculated without property-specific evidence.
  • The floor area and fuel help frame questions; they do not create an energy model.

How the planner works

The score-to-band mapping follows the domestic EPC scale: A begins at 92, B at 81, C at 69, D at 55, E at 39, F at 21 and G covers scores from 1 to 20. The planner calculates only the band labels and difference between current and potential scores copied from the certificate.

Improvement selections use a fixed list of discussion prompts. They do not add points to the EPC because approved software and an accredited assessor are needed to produce a certificate.

Worked example

A current score of 62 is band D; a potential score of 78 is band C. The certificate context therefore shows a 16 points gap. The selected loft-insulation and heating-control topics produce questions, but no claimed score gain or financial return.

What this planner is not

  • It is not an EPC, energy assessment or building-condition survey.
  • It does not identify damp, ventilation, structural, electrical, combustion or fire-safety risks.
  • It does not confirm measure suitability, permissions, grants, costs or savings.
  • EPC standard-occupancy assumptions may not match actual bills or behaviour.
  • Flats, listed buildings and conservation areas can involve ownership or consent constraints.

Official sources and change log

Read the GOV.UK guide to domestic EPCs and use the official home energy improvement service for tailored next steps. GOV.UK explains that existing-home assessments use RdSAP assumptions and that only an accredited assessor can lodge a valid EPC.

Questions people ask

Will these improvements achieve the potential score?

The potential score comes from the EPC’s approved calculation. This planner does not reproduce it or confirm that selected work will achieve it.

Why are there no cost or saving estimates?

Property construction, scope, behaviour and prices materially affect them. Version one avoids unsupported figures and directs you to official tailored advice and quotes.

Can this replace an assessor or installer survey?

No. It helps organise questions for qualified people who can inspect the property and specify suitable work.
